Your Home Inspection Questions, Answered

During every home inspection, I look for visible signs of vermin activity such as droppings, nesting materials, gnaw marks, damaged insulation, or entry points. If evidence is observed, it will be documented in your inspection report. However, a standard home inspection is not a licensed pest inspection and does not include:

  • Pest identification or species confirmation
  • Evaluation of active infestations
  • Treatment recommendations or remediation plans
  • Official pest inspection documentation required for certain loans

For a full pest assessment, treatment plan, or official certification, a licensed pest control professional should be consulted. In short:

  • Yes — I look for visible evidence of vermin during the home inspection.
  • No — I do not perform a licensed pest inspection as part of a standard home
    inspection.
  • A pest professional should be consulted for confirmation, evaluation, and treatment.

As part of every home inspection, we look for visible signs of possible mold or moisture-related concerns. This includes staining, discoloration, musty odors, or conditions that may allow mold to develop. If something appears suspicious, it will be noted in your report.
However, a standard home inspection does not include laboratory mold testing. Mold Testing is an optional auxiliary service that provides:

  • Air sampling and/or surface sampling
  • Laboratory analysis for mold spores
  • Identification of mold types (such as Penicillium/Aspergillus)
  • Quantified spore levels for indoor air quality assessment

This testing goes beyond what can be determined visually and offers verified, scientific
results that a standard inspection cannot provide. In short:

  • Yes — We look for visible mold-like substances during the inspection.
  • No — mold testing is not included unless added as an auxiliary service.
  • Testing provides lab-confirmed data, not just visual observations.

At Prospective Home Inspections, our guarantee is focused entirely on your experience with
the inspector and the job performed that day—specifically the level of service, professionalism, communication, and the quality of the inspection process on the day of the appointment.

  • Refund 100% of your home inspection fee.
  • Pay 100% of the fee for another licensed home inspector of your choice to re-inspect the home.

This guarantee applies only to the home inspection experience and only on the day of
service. It is not a warranty or insurance policy on the home or its systems, and it does not
apply to conditions discovered after the inspection.

 

Auxiliary services—such as Radon Testing, Sewer Scope, and Mold/Air Quality Testing—are
not included in the 200% Guarantee, as these services provide objective test data rather than an evaluative inspection experience.
